MORTGAGEE'S SALE OF REAL ESTATE
By virtue of and in execution of the Power of Sale contained in a certain mortgage given by Lamson Realty, LLC a Maine limited liability company to Live Oak Banking Company dated April 6, 2017 and recorded in Penobscot County Registry of Deeds in Book 14452, Page 189 (the "Mortgage") of which mortgage Live Oak Banking Company is the present holder by Assignment from Lamson Realty, LLC to Live Oak Banking Company dated April 6, 2017 and recorded at said Penobscot Registry of Deeds in Book 14452, Page 214, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 11 Tamarack Street, Millinocket, ME 04430 and 17 Western Avenue, East Millinocket, ME 04430, will be sold at a Public Auction at 1:00 PM on August 23, 2024, at 11 Tamarack Street, Millinocket, ME 04462, more particularly described below, all and singular the premises described in said mortgage, to wit:
PARCEL ONE: Two certain lots or parcels of land, together with the buildings thereon, situated at 11 Tamarack Street in MILLINOCKET, Penobscot County, State of Maine, bounded and described as follows:
Being Lots Numbered Seventeen and Eighteen (17 & 18) in Block Numbered Two hundred fifty-six (256), as laid down on a Plan of Land of Great Northern Paper Company at Millinocket, in the County of Penobscot and State of Maine, recorded in Penobscot Registry of Deeds in Plan Book numbered Twenty-five (25), Page Numbered Sixty-five (65), and being more particularly bounded and described as follows, to wit:
Beginning at a point on the northerly sideline of Tamarack Street, which point marks the southwesterly corner of said Lot 17; thence easterly along the northerly sideline of Tamarack Street Two hundred (200) feet to the southeasterly corner of said Lot 18; thence northerly at right angles One hundred seventy (170) feet to the northeasterly corner of said Lot 18; thence westerly at right angles two hundred (200) feet to the northwesterly corner of said Lot 17; thence southerly at right angles One hundred seventy (170) feet to the point of beginning.
Said Parcel One is conveyed subject to two easements granted Bangor Hydro-Electric Company by instrument dated December 21, 1971, and recorded in Penobscot County Registry of Deeds in Book 2240, Page 264 and dated September 5, 1985, recorded in said Registry of Deeds in Book 3726, Page 25.
Said Parcel One is also conveyed subject to the conditions and restrictions set forth in the deed from Great Northern Nekoosa Corporation to Carroll C. Moir and Waneta J. Moir, dated December 10, 1973, and recorded in said Registry of Deeds in Book 2431, Page 319, subject to the release of the first condition contained therein and effective by deed dated July 23, 1992, recorded on July 30, 1992 in Book 5128, Page 237, and deed dated January 11, 1993 and recorded on January 21, 1993 in Book 5254, Page 268.
The above Parcel One being the same premises conveyed to Lamson Realty, LLC, by Warranty Deed dated July 28, 2006, from Rioux and Bouchard, a Maine Partnership, recorded in the Penobscot County Registry of Deeds in Book 10566 Page 53.
PARCEL TWO: Two certain lots or parcels of land, together with any buildings thereon, situated in EAST MILLINOCKET, Penobscot County, State of Maine, bounded and described as follows:
Being Lots Numbered Twelve (12) and Thirteen (13), in Block Numbered Thirty-one (31) as laid down on a Plan of Land of Great Northern Paper Company at East Millinocket, in the County of Penobscot, and State of Maine, recorded in Penobscot Registry of Deeds in Plan Book Numbered Twenty-five (25), Page Numbered One (1).
Parcel Two is conveyed subject to the conditions and restrictions set forth in the deed from Great Northern Nekoosa Corporation to David Wyse and Arleen E. Wyse, dated November 16, 1970, and recorded in Penobscot County Registry of Deeds in Book 2202, Page 408.
The above Parcel Two being the same premises conveyed to Lamson Realty, LLC, by Warranty Deed dated August 2, 2006 from Robert L. Bouchard, recorded in the Penobscot County Registry of Deeds in Book 10566 Page 55.
For mortgagor's title see deed recorded with the Penobscot County Registry of Deeds in Book 10566, Page 53.

The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.
Terms of the Sale: Cashier's or certified check in the sum of $10,000.00 as a deposit must be shown at the time and place of the sale in order to qualify as a bidder (the mortgage holder and its designee(s) are exempt from this requirement); high bidder to sign written Memorandum of Sale upon acceptance of bid; balance of purchase price payable by certified check in thirty (30) days from the date of the sale at the offices of mortgagee's attorney, Korde & Associates, P.C., 900 Chelmsford Street, Suite 3102, Lowell, MA or such other time as may be designated by mortgagee. The description for the premises contained in said mortgage shall control in the event of a typographical error in this publication.
